Offices Revitalised: CityZen and Kálvin Square Among Budapest’s Most Successful Office Buildings

With 80% and 100% occupancy, the CityZen and Kálvin Square Office Buildings, operated by ConvergenCE, are among the most successful recent offices in Budapest. Starting in 2015, CityZen underwent a complete exterior and interior renovation and Kálvin Square received a facelift through smaller but effective transformations. As a result, both buildings have been revitalised, becoming ready to return to the forefront of the Budapest office market in 2016.

Both office buildings have an excellent location: CityZen offers 12,600 m² of category “A” offices near the Dózsa György Street metro station, within the inner section of the very popular Váci Steet office corridor; and the 9,500 m² Kálvin Square building is at the junction of two metro lines, securing its unique position on the market of true category „A” offices in the capital.

Location, however, is just one of the many advantages of these two buildings. CityZen and Kálvin Square both offer tenants high level technical equipment, stylish interior design solutions and a range of additional services. There are cafés in both, and the comfort of staff working in them is guaranteed by flexible office spaces, openable windows, modern ventilation systems, as well as spacious underground car parks with bicycle storage and changing rooms with showers.

Since the founding of ConvergenCE in 2004, the company has, in cooperation with international real estate investors, managed 7 office buildings in Hungary; besides the CityZen, Kalvin Square and Eiffel Square Office Buildings, its portfolio also includes the B52 Office Building in Baross Street as well as the Margit Palace and Terrapark Next A and B buildings. However, in addition to the operation and rental of office buildings, the company also deals with real estate development. Its greatest successes were the Eiffel Square Office Building in Budapest, which was opened after the crisis in 2010 as a premium, A+ category office; and the Park One office building in Bratislava, home to PwC, Zurich insurance and CBRE. Both buildings have since been sold. It is worth noting that the new, German owner of the Eiffel Square Office Building continues to entrust ConvergenCE with its local asset management and property management.

ConvergenCE pays extra attention to the customer-focused operation of all its properties. “Our principle is: the ’tenant above all’. Therefore, we keep a close contact with our tenants even after signing the contract: we deal with them individually and try to meet all their needs.
